Compare land sales against a defined subject property

Pillar's market layers let you review available land listings and sales near a site. Build a comparison around the subject's characteristics, then retain the records and assumptions that make each sale relevant.

  1. Define the comparison before reading prices

Record the subject's location, reported acreage, intended use, and the period you want to investigate. Start near the subject, then expand the search deliberately if the available sample is small. Explain why a distant or older transaction belongs in the set rather than treating every nearby sale as equally useful.

  2. Inspect each available transaction

Open the market record and review its price, acreage, date, and other available details. Keep an asking price separate from a completed sale. If a sale price or acreage is missing, mark that gap; a blank map or missing field does not establish that no sale occurred.

  3. Check the acreage basis before using per-acre figures

A price-per-acre comparison depends on the acreage used in the denominator. Keep deeded acreage and GIS-calculated area labeled when they differ. Save the source records with your comparison and note material differences such as access or site conditions before using the set in a negotiation or internal review.

Questions to settle early

Which plan includes the market layers?

Continuing access to market layers requires Pro Annual. Eligible trial access is temporary. The app checks access before a paid action, and the help page lists current allowances.

Are the available sales a complete valuation?

Use them as research inputs. Coverage, dates, and fields vary by provider and market. Inspect the evidence for the subject and each comparison before drawing a conclusion from a price range.
