Mapping

Every layer your deal depends on, one map.

Zoning, floodplain, wetlands, utilities, roads, city limits, future land use — ask for a layer and it appears, styled, over every parcel boundary.

Screen a site with the layers relevant to the decision

Bring parcel boundaries and the surrounding context onto the same map. Pillar's library includes environmental, administrative, infrastructure, and demographic layers, with coverage and access that vary by dataset.

  1. Choose layers for a specific question

Start with the issue you want to investigate, such as mapped flood exposure, the governing jurisdiction, or nearby infrastructure. Add the relevant layer rather than switching on everything. Keep the parcel visible while you inspect the surrounding context, and record which part of the site needs a closer look.

  2. Read the designation and its source

Select the available map feature to inspect its attributes. Zoning describes current regulations; Future Land Use describes a planning document's intended direction. Likewise, a nearby transmission line or sewer line establishes mapped context without answering the service question for a proposed project. Check the source and jurisdiction when following up.

  3. Record what the layer leaves unresolved

Attach the observation and next action to your site research. Note gaps in coverage, missing attributes, or a source that needs updating before relying on it. For a candidate with an environmental overlap, identify the area to investigate instead of reducing the whole site to a pass-or-fail label.

Questions to settle early

Are all map layers available on Free?

Environmental flood and wetland layers and administrative boundaries remain Free. Several infrastructure and research layers require Pro; Advanced Demographics requires Pro Annual or an eligible trial. See the current layer access details.

Is future land use the same as current zoning permission?

A planned designation and current zoning have different roles. Review the local plan and current requirements with the responsible jurisdiction before relying on a future designation.
